Scale
Payer regimes are keyed on commercial-share thresholds: Gov-heavy < 30% commercial, Balanced 30–50%, Commercial-mix 50–70%, Commercial ≥ 70%. Correlations are Pearson r over realized deals in the corpus.
How to use
Reach past the 'payer mix matters' headline. A commercial MOIC correlation near zero says mix alone is weak signal in this corpus; a strong negative medicaid correlation says underwriting should haircut high-medicaid targets versus the benchmark.
